By virtue of a certified copy of a decree to me, directed from the Clerk of Superior/Circuit Court of Wells County Indiana, requiring me to make the sum as provided for in said DECREE, with interest and cost, I will expose at public sale to the highest bidder at the date, time and location listed above, the fee simple of the whole body of Real Estate, a certain tract or parcel of land described as follows:

Being a part of the Northeast quarter of Section 4, Township 28 North, Range 11 East, bounded and described as follows: Commencing at a point in the center of State Road No. 3, a distance of 1218 feet Southwest of a harrow tooth in the center of State Road No. 3 on the South line of the town of Zanesville; thence Easterly making an enclosed angle of 114 degrees 39 minutes a distance of 199.5 feet; thence Southwesterly along a Line parallel to State Road No. 3 making an enclosed angle of 65 degrees 00 minutes a distance of 105 feet; thence west, making an enclosed angle of 119 degrees 35 minutes a distance of 160 feet, to a point where the west line of property now owned by Paul Hoopingarner intersects the east right-of-way line of said road; thence North along said property line making an enclosed angle of 92 degrees 21 minutes a distance of 77 feet, to a point in the center of said road; thence Northeasterly along said centerline making an enclosed angle of 148 degrees 25 minutes a distance of 33 feet to the place of beginning, containing .42 acres, more or less and subject to the Legal Highway. Which real estate may also be described as follows, to-wit: Part of the Northeast Quarter of Section 4, Township 28 North, Range 11 East, Wells County, Indiana, more particularly described as follows, to wit: Commencing at a harrow tooth at the intersection of the centerline of Old State Road #3 with the South line of the Town of Zanesville, Ind.; thence Southwesterly, on and along said centerline, a deed distance of 1218 feet to a survey nail found at the true point of beginning; thence Easterly, by a deflection angle left of 114 degrees – 37 minutes (recorded 114 degrees – 39 minutes) a distance of 199.5 feet to a survey pipe found; thence Southwesterly by an interior angle of 65 degrees – 23 minutes (recorded 65 degrees) and parallel to said Old State Road #3 centerline, 105.0 feet to a survey pin found; thence Westerly by an interior angle of 118 degrees -32 minutes (recorded 119 degrees – 35 minutes), a distance of 160.0 feet to an survey pin found at the intersection of West line of property owned by Paul Hoopingarner with the Easterly right-of-way line of said Old State Road #3; thence Northerly, by an interior angle of 93 degrees 27 minutes (recorded 92 degrees – 21 minutes), on and along the Northerly projection of said Hoopingarner property line, 77.0 feet to a survey nail found in the centerline of Old State Road #3; thence Northeasterly, by an interior angle of 148 degrees – 01 minutes (recorded 148 degrees – 25 minutes) on and along said centerline, 33.0 feet to the true point of beginning containing 0.428 acres of land, subject to the right-of-way for Old State Road #3.

Together with rents, issues, income and profits thereof, this sale will be made without relief from valuation or appraisement laws. In accordance to the requirements of IC 32-29-7-3, this Notice shall also represent service of Notice of Sale of this real estate upon the owners.
